SLOUGH

We already had a mixed use commercial (shop with residential uppers) in our portfolio of rental properties. Planning was achieved to convert the residential upper from a 3-bed masisonette to 2x 1-bed flats.

STREATHAM

A derelict 1800 sq ft. 3-bed property, a stone’s throw from Streatham station, was purchased via probate from the executors. As it had been uninhabited for 4 years, it was in squalid condition.  

We will be doing a full renovation on this property along with a loft and ground floor wrap around extension. The end product will be a high quality 2300 sq ft. family home with private garden. 

We plan to start work on site early Q1 2022 with a plan to complete and sell by September 2022. 

PETERBOROUGH

Office Conversion – 31 Apartments – Peterborough – 2017

We entered a Joint Venture (JV) and completed the purchase of a substantial 15,000sqft. office block in the heart of Peterborough town centre.

We subsequently achieved planning through Class O, Office to residential Permitted development rights, and converted the building into 31 apartments within an 8 month period.

FULHAM

A Storage Unit (B8 Use Class) was purchased with the view to convert to a detached dwelling in the affluent suburb of Fulham.

We achieved full planning approval in mid-2021 for the conversion to a 1-bed detached house.

The build process will start early 2022, with a view to complete the build by August 2022.

We plan to refinance this site on a BTL mortgage and add to our portfolio of rental properties.
